Gruene Pointe Apartments Area and Property GuideĀ

HIGHLIGHTS

About Gruene Pointe

Gruene Pointe is an apartment community located at 1533 South I-35 South Frontage Road in New Braunfels, Texas. The community focuses exclusively on studio living, with four floor plans ranging from approximately 350 to 400 square feet. Its housing model is built around simplicity and predictable monthly expenses, with rent, major utilities, Wi-Fi, and additional included services combined into an all-inclusive monthly structure.

The property sits directly along the Interstate 35 corridor, placing residents close to one of the main transportation routes through New Braunfels and Central Texas. This location provides straightforward access to different parts of New Braunfels while also supporting travel north toward San Marcos and Austin or south toward the San Antonio metropolitan area. The community is also positioned within reach of the historic, recreational, and river-oriented areas that distinguish New Braunfels from a conventional suburban market.

Gruene Pointe is a three-story community with approximately 75 apartments. Although the individual homes are compact, the property supplements private apartment space with shared facilities including a swimming pool, hot tub, fitness center, clubhouse, lounge, coworking and business areas, and on-site laundry facilities. This combination can make the community particularly practical for residents who prefer a smaller private home but still want access to larger spaces for recreation, exercise, work, and socializing.

PROPERTY DETAILS

Location and Surrounding Setting

Gruene Pointe occupies a highly accessible position along the South I-35 frontage road in New Braunfels. Rather than being located within an enclosed residential subdivision, the property sits along a major regional transportation corridor. For residents, this means daily travel can begin directly from I-35 rather than requiring a lengthy drive through neighborhood streets before reaching the highway.

The location can be particularly practical for people whose routines extend beyond one part of New Braunfels. I-35 provides north-south access through the city and connects New Braunfels with San Marcos and the Austin area to the north and the San Antonio metropolitan area to the south. From the surrounding road network, residents can also connect with routes such as South Walnut Avenue, FM 725, State Highway 46, and Loop 337 to reach different residential, employment, educational, commercial, and recreational areas around New Braunfels.

New Braunfels itself offers a distinctive combination of urban convenience and outdoor recreation. The Comal and Guadalupe rivers, city parks, trail systems, historic districts, and regional road access all sit within a relatively compact city. Gruene Pointe therefore provides a home base that can serve residents commuting through the region as well as those whose activities remain primarily within New Braunfels.

All-Inclusive Studio Living

The all-inclusive rental model is one of Gruene Pointe’s defining features. The property promotes a simplified monthly housing structure in which rent, major utilities, Wi-Fi, and other included services are combined rather than requiring residents to independently manage several separate monthly accounts.

This can be especially useful in a studio-oriented community. Residents moving into their first apartment, relocating for work, downsizing from a larger home, or simply trying to keep recurring expenses predictable may benefit from having several essential housing costs grouped together.

The structure can also reduce some of the administrative work associated with moving. Rather than focusing only on the advertised apartment rent, however, prospective residents should understand exactly what the property’s all-inclusive package covers. The current property information identifies water, electricity, and Wi-Fi among the included services. Residents should confirm any usage rules, equipment requirements, optional charges, and other services directly with the leasing team before signing a lease.

COMMUNITY FACILITIES AND AMENITIES

Swimming Pool and Hot Tub

Gruene Pointe provides an outdoor swimming pool as one of its principal recreational amenities. The pool gives residents an on-site option for cooling off, relaxing, or spending time outside without having to travel to one of New Braunfels’ public swimming or river-recreation areas. A hot tub is also among the community amenities.

For residents of smaller studio apartments, outdoor shared facilities can meaningfully extend the amount of usable space available beyond the individual home. The pool area can provide a change of environment for residents who spend significant time at home, while still keeping recreation within the community.

Fitness Center

The on-site fitness center provides residents with equipment for both cardiovascular and strength-based exercise. Available community information shows treadmills, an elliptical trainer, a stationary bike, free weights, kettlebells, workout benches, resistance equipment, exercise mats, and functional strength-training equipment.

Having fitness facilities within the property can be particularly convenient for residents who exercise before or after work, prefer not to maintain a separate gym membership, or simply want an exercise option that does not require another drive. The fitness room’s combination of cardio equipment, free weights, and resistance equipment supports a broader range of routines than a basic treadmill-only facility.

Clubhouse, Lounge and Game Areas

The community clubhouse provides a larger shared environment that contrasts with the compact studio floor plans. Community information shows a high-ceilinged gathering area with multiple seating arrangements, tables, a pool table, foosball, televisions, and space that can accommodate different types of resident use.

This area can function as an informal extension of the apartment. Residents can use it when they want to spend time outside their individual unit, meet neighbors, relax in a larger seating area, play games, or simply have more room than a studio provides. The availability of several communal areas is particularly relevant in a community where every residential floor plan is a studio.

Business and Coworking Facilities

Gruene Pointe includes business and coworking space for residents who need somewhere to work, study, use a laptop, or complete administrative tasks outside their apartment. The property specifically promotes coworking among its community facilities, and its shared areas include workstations and tables suitable for individual or collaborative use.

For remote and hybrid workers, this can help separate work time from the sleeping and living area of a studio apartment. It can also be useful for students or residents who simply need a larger surface for projects, paperwork, or focused work.

Laundry Facilities

Shared laundry facilities are available on-site. Because Gruene Pointe consists of compact studio apartments and does not advertise private in-unit washers and dryers as a standard apartment feature, access to a dedicated community laundry area provides an important practical service for residents.

Residents who consider laundry convenience particularly important should familiarize themselves with the laundry area’s location, access arrangements, payment system, and busiest periods after moving in.

Community Wi-Fi and Connectivity

Community-wide Wi-Fi is listed among the property’s amenities, while high-speed internet access and cable readiness are included among apartment features. The property’s broader all-inclusive structure also advertises Wi-Fi as part of the resident living package.

This can be valuable for residents who work remotely, stream entertainment, study online, or simply want to reduce the number of separate household services they need to arrange after moving.

On-Site Management and Maintenance

Gruene Pointe provides on-site property management and maintenance. Having a management presence within the community gives residents a direct point of contact for leasing matters, resident questions, account issues, amenity concerns, and maintenance needs.

On-site maintenance can also simplify the process of reporting issues with the apartment or common areas. Residents should familiarize themselves with the property’s normal maintenance-request procedure as well as the process for reporting urgent after-hours problems.

Elevator and Accessibility

Elevator access and wheelchair-accessible features are included among the property’s listed amenities, and some apartments may include accessible room features.

This can be especially important in a three-story community, where elevator access makes upper-floor apartments and shared spaces easier to reach for residents with mobility limitations, residents carrying groceries or luggage, and visitors who cannot comfortably use stairs.

APARTMENT FEATURES

Gruene Pointe apartments are compact studio homes designed around an open living arrangement. Rather than separating a bedroom from the main living space, each floor plan combines sleeping, living, and everyday functions within one principal room, with a separate bathroom and kitchen or kitchenette area. The four layouts range from approximately 350 to 400 square feet.

Listed apartment features include air conditioning, high-speed internet access, window coverings, cable readiness, a refrigerator, microwave, disposal, stainless steel appliances, and hard-surface flooring. The community is also listed as smoke-free.

The property photographs show contemporary studio interiors with defined kitchen areas, cabinetry, appliances, natural light, and enough open floor area to establish separate sleeping and sitting zones through furniture placement. Because studio living places several functions within the same room, furniture scale and organization can significantly affect how spacious the apartment feels.

Residents may benefit from using furniture that serves more than one purpose, such as a storage bed, compact dining table that can also serve as a desk, shelving with vertical storage, or smaller seating pieces that do not interrupt circulation through the apartment.

PET-FRIENDLY LIVING

Gruene Pointe permits domestic dogs and cats under its published pet policy. The property website currently states that residents may have a maximum of two pets per apartment and lists a maximum adult weight of 30 pounds per pet. Certain aggressive breeds are restricted, and pets must be registered with the leasing office with appropriate documentation, including vaccination and licensing information where applicable.

The published policy lists a nonrefundable pet fee of $350 per pet, monthly pet rent of $30 per pet, and a refundable pet deposit of $150 per pet. Residents are responsible for keeping dogs leashed outside the apartment where required, supervising their animals, cleaning up pet waste, and preventing disruptive behavior.

Because policies and fees can change, pet owners should confirm the current requirements directly with the leasing office before applying or bringing a pet onto the property.

APARTMENT TYPES

The Landa

The Landa is a 350-square-foot studio with one bathroom, making it the smallest of the four Gruene Pointe layouts. Its floor plan combines the main living and sleeping area with a compact kitchen and a separate bathroom.

At this size, the apartment is best approached as an intentionally compact home rather than a conventional one-bedroom apartment. The available floor plan makes it possible to create basic zones for sleeping, relaxing, dining, and working, but residents will benefit from selecting furniture according to the scale of the apartment.

The Landa may be particularly suitable for residents who spend substantial time at work, school, or elsewhere in New Braunfels and want a private, lower-maintenance home base. The property’s clubhouse, coworking areas, lounge, fitness center, pool, and other shared facilities give residents additional spaces outside their apartment when they want more room.

The Fisher

The Fisher provides 380 square feet with a studio layout and one bathroom. It offers approximately 30 additional square feet compared with The Landa, giving residents slightly more flexibility in how the main living area is arranged.

Although the difference may sound modest, additional floor area can matter in a studio. It may provide greater flexibility for positioning a bed and sofa separately, adding a work desk, creating a small dining area, or incorporating additional storage without making the room feel overly crowded.

The Fisher can therefore work well for someone who wants the efficiency of studio living but expects to spend more time inside the apartment or needs room for a dedicated workstation.

The Cypress

The Cypress is a 400-square-foot studio with one bathroom, placing it among the largest floor plans offered at Gruene Pointe. The available plan shows an open living area paired with an integrated kitchen and separate bathroom.

The additional space provides more freedom to divide the apartment into functional areas through furniture placement. A resident may be able to establish clearer visual separation between sleeping, lounging, eating, and working without the layout becoming as compressed as it might in a smaller studio.

For residents who specifically want studio living but expect to spend significant time at home, the 400-square-foot size may offer a useful balance between compactness and flexibility.

The Solms

The Solms also provides 400 square feet with one bathroom. Although it shares the same advertised square footage as The Cypress, it is presented as a separate floor plan, giving applicants another configuration to consider within the property’s largest studio size.

Residents deciding between the two 400-square-foot plans should compare the actual floor-plan arrangement rather than choosing on square footage alone. The location of the kitchen, bathroom, windows, entryway, and usable wall space can influence furniture placement and the way a studio functions in everyday life.

For someone planning to accommodate a desk, larger bed, additional seating, or more storage, comparing The Cypress and The Solms in person may be more useful than evaluating the square-foot figure by itself.

WHO MAY FIND GRUENE POINTE SUITABLE?

Gruene Pointe may be particularly well suited to individuals who want a private apartment but do not need a separate bedroom or a large amount of residential space. The combination of studio floor plans and bundled monthly expenses may appeal to first-time renters, professionals relocating to New Braunfels, commuters, students, remote or hybrid workers, and residents downsizing from a larger home.

The community may also suit residents who value shared amenities. Someone living in a 350- to 400-square-foot apartment can still access a larger clubhouse, lounge, coworking area, fitness center, swimming pool, and other communal spaces. For the right resident, this allows the private apartment to function as a compact personal home while the broader community provides additional room for work and recreation.

Residents who regularly travel through Central Texas may also value the direct I-35 location. The interstate provides a straightforward route through New Braunfels and toward San Marcos and Austin to the north or the San Antonio area to the south.

Conversely, Gruene Pointe may be less appropriate for households that need multiple bedrooms, residents with substantial furniture collections, or anyone who strongly prefers separate rooms for sleeping, working, and entertaining. Every currently advertised floor plan is a studio.

NEARBY AMENITIES

ROADS AND HIGHWAY ACCESS

Gruene Pointe is located directly along the Interstate 35 frontage road, making I-35 the property’s principal transportation connection. Interstate 35 runs north-south through New Braunfels and provides regional access toward San Marcos and Austin to the north and toward Schertz, Live Oak, and San Antonio to the south. For residents whose work, education, family, or other commitments extend beyond New Braunfels, this positioning can simplify regional travel.

Within New Braunfels, the wider road network provides additional ways to move around the city. South Walnut Avenue is an important local north-south route through established residential and commercial areas. FM 725, which also connects with the South Seguin Avenue corridor, provides access toward southeastern New Braunfels and continues toward the McQueeney area. Loop 337 and State Highway 46 form a major route around portions of the city and provide connections toward other areas of New Braunfels as well as regional destinations.

The property is therefore particularly oriented toward residents who drive. While some destinations may be geographically close, the I-35 frontage-road environment and major intersections mean that walking or cycling may not always be the most practical option for every trip.

PUBLIC TRANSPORTATION

Ride the Rio

New Braunfels operates Ride the Rio, an on-demand microtransit system serving trips within the designated New Braunfels service area. Unlike a conventional bus system that follows fixed routes and scheduled stops, Ride the Rio operates more like a shared rideshare service. Riders request a trip through the service’s mobile application or by telephone, and vehicles provide door-to-door or curb-to-curb transportation within the service zone.

The service operates seven days a week from 7:00 a.m. to 8:00 p.m. The standard fare is currently $4 per trip, while qualifying seniors, veterans, students, and people with disabilities are eligible for a reduced $2 fare. Approximately half of the service vehicles are fully accessible.

For Gruene Pointe residents, Ride the Rio can provide an alternative when a personal vehicle is unavailable, when household members share a car, or when a resident needs transportation for errands, appointments, work, or other local trips. Both the origin and destination must fall within the active service area.

Regional Transportation

Residents traveling beyond the local Ride the Rio service area may also be able to use Alamo Regional Transit, the regional transportation partner identified by the City of New Braunfels for trips outside the city’s local microtransit zone.

Regional service can be useful for residents who cannot drive or need transportation beyond New Braunfels, although trip eligibility, reservations, schedules, fares, and service availability differ from the local Ride the Rio system and should be confirmed before travel.

PARKS, TRAILS, AND OUTDOOR RECREATION

Fischer Park

Fischer Park, located at 1935 Hilltop Summit Road, is the largest park in the New Braunfels municipal park system. The 62-acre property offers more than two miles of greenway trails along with fishing ponds, playgrounds, a splash pad, pavilions, picnic areas, a Nature Education Center, and elevated views across New Braunfels.

The variety of facilities makes Fischer Park suitable for more than one type of visit. Residents can use the trails for walking, jogging, cycling, or general exercise, while the ponds and open spaces provide quieter recreation. Families can make use of the playground and splash facilities, and picnic areas provide space for longer visits or small gatherings.

Because Fischer Park is located within the southern portion of New Braunfels and less than a mile from I-35, it is particularly relevant to residents living along the same general corridor.

County Line Memorial Trail

The County Line Memorial Trail is a paved linear trail extending approximately 2.18 miles from County Line Road to Highway 725. The route includes trees, benches, pedestrian bridges, open space, and connections between surrounding neighborhoods. It is designed for walking, running, cycling, and dog-friendly recreation.

Unlike a conventional park centered around a single recreation area, the County Line Memorial Trail functions as a continuous outdoor corridor. This can make it especially useful for residents interested in walking or cycling for exercise without repeatedly circling a smaller park.

The trail also forms part of New Braunfels’ broader effort to create more connections between neighborhoods, schools, parks, and other parts of the city through its hike-and-bike network.

Landa Park

Landa Park is one of New Braunfels’ signature public recreation areas. The park encompasses approximately 51 acres and includes the headwaters of the Comal Springs, extensive walking areas, playgrounds, picnic spaces, an arboretum, miniature train, miniature golf, paddleboat opportunities, sand volleyball, hiking access through Panther Canyon, and the Landa Park Aquatic Complex.

The park is useful for both everyday recreation and longer outings. Residents can visit for walking or picnicking without using any of the paid attractions, while other facilities support swimming, golf, family activities, and organized gatherings.

Its combination of spring-fed water, mature trees, open spaces, and recreation facilities also makes Landa Park one of the places where residents can experience the natural character that has historically shaped New Braunfels.

Cypress Bend Park

Cypress Bend Park is a nearly 17-acre riverfront park at 503 Peace Avenue along the Guadalupe River. Facilities include open green space, picnic areas, a playground, pavilion, fishing access, restrooms, parking, and direct river access.

The park provides a quieter river-oriented environment than some of New Braunfels’ heavily visited recreation areas. Residents can use the space for fishing, picnicking, relaxing near the river, or spending time outdoors beneath the mature cypress trees.

Because water levels and river conditions can change, swimming and other river activities should always be approached according to current city conditions and posted guidance.

SCHOOLS AND EDUCATION

Gruene Pointe is located within the Comal Independent School District attendance area. Current property information identifies Goodwin Frazier Elementary School, Church Hill Middle School, and Canyon High School as the public schools serving the community.

Goodwin Frazier Elementary School

Goodwin Frazier Elementary School is located at 1441 North Business 35 and serves students through fifth grade. The campus is part of Comal ISD and has a history extending back through the former Frazier and Goodwin elementary schools.

Church Hill Middle School

Church Hill Middle School, located at 1275 North Business 35, serves middle-school students and forms part of the Canyon High School feeder pattern.

Canyon High School

Canyon High School is located at 1510 IH-35 in New Braunfels and serves grades 9 through 12.

School attendance boundaries can change as districts respond to enrollment and new campus construction, so families making a housing decision based specifically on school assignment should confirm the current address-based assignment directly with Comal ISD.

NEARBY BUSINESSES

Residents of Gruene Pointe have convenient access to several everyday shopping, food, personal-care, and specialty businesses in New Braunfels, including the following:

Crunch Fitness

Through Gruene Pointe’s partnership with Crunch Fitness, residents are eligible for a discounted membership rate of $29 per month, along with $0 enrollment fees and $0 annual fees. This gives residents another fitness and wellness option in addition to the community’s on-site fitness facilities, particularly for those who want access to a larger gym environment or a broader range of workout equipment and services.

Crunch Fitness offers Gruene Pointe residents access to a nearby fitness facility with strength-training equipment, cardio machines, group fitness options, and other workout amenities designed for a range of fitness levels.

The resident partnership adds another lifestyle benefit to living at Gruene Pointe while providing access to an outside fitness facility at a reduced membership cost.

New Braunfels Bakery & Cakes

New Braunfels Bakery & Cakes is located at 1050 I-35, Suite 400. The bakery offers fresh breads and pastries as well as custom cakes, with available selections including conchas, empanadas, cuernitos, sweet breads, cookies, and specialty cakes.

The bakery can be useful for both everyday treats and special occasions. Residents can stop in for pastries or pan dulce, while custom cake services provide a nearby option for birthdays, celebrations, workplace events, family gatherings, or other occasions requiring a larger dessert order.

Lotus River Day Spa & Nails

Lotus River Day Spa & Nails is located at 1050 I-35 North Frontage Road, Suite 500. The business operates as a nail salon and day spa, with services including manicures, pedicures, waxing, and other personal-care treatments.

Its location along the I-35 corridor makes it a convenient personal-care option for residents who want salon and spa services without making a longer trip across New Braunfels.

LIVING AT GRUENE POINTE: PRACTICAL CONSIDERATIONS

Studio-Only Apartment Selection

Gruene Pointe’s currently advertised apartment inventory consists entirely of studio floor plans. The smallest layout measures approximately 350 square feet and the largest measures approximately 400 square feet.

This makes the community particularly efficient for one-person households and residents who intentionally prefer smaller homes, but it also means applicants should be realistic about their space requirements. Anyone with large furniture, extensive storage needs, regular overnight guests, or a strong preference for a separate bedroom should examine the exact floor plan before making a decision.

Furniture and Storage

In a studio apartment, efficient use of space matters more than the total number of furnishings. Residents may find that smaller-scale furniture, beds with storage underneath, vertical shelving, compact dining tables, and furniture that serves multiple purposes make the apartment considerably more functional.

Applicants should compare the dimensions of essential furniture with the actual apartment rather than assuming that pieces from a larger previous home will fit comfortably.

Interstate 35 Location

The property’s direct I-35 location can be a major advantage for commuters, but frontage-road living also comes with considerations that differ from a quieter residential street. Highway traffic, road noise, busy intersections, construction, and changing travel conditions may affect different apartments differently.

Prospective residents who are particularly sensitive to traffic noise may want to consider the orientation of the specific apartment they are offered and visit the property during the time of day when they expect to be home most often.

Car-Oriented Surroundings

The I-35 corridor makes driving straightforward, but nearby destinations are not necessarily equally convenient on foot. Frontage roads, highway entrances, larger intersections, and gaps in pedestrian infrastructure can make a geographically short trip less practical for walking or cycling.

Residents who do not drive should investigate Ride the Rio service coverage and consider how they would handle groceries, employment, appointments, and other routine trips before deciding whether the location meets their transportation needs.

Utility and Wi-Fi Inclusions

The bundled utility structure can make monthly budgeting easier, but residents should understand the full package before signing. They should confirm which utilities and services are included, whether any usage limits apply, what internet equipment is provided, and whether optional services create additional monthly charges.

The property’s current public information identifies electricity, water, and Wi-Fi among its included services.

Shared Laundry

Laundry is provided through shared on-site facilities rather than being advertised as an in-unit apartment feature. Residents accustomed to having a washer and dryer inside their home should account for this difference when evaluating the community.

The tradeoff is that the apartment itself does not need to devote part of its limited square footage to laundry equipment.

Pet Requirements

Pet owners should verify the current pet policy before applying. Residents should account for recurring pet rent and any required deposits or fees when calculating their total housing cost rather than considering only the base apartment payment.

Shared Amenities as Part of Studio Living

Amenities such as the clubhouse, lounge, coworking area, fitness center, pool, and hot tub can play a larger role in daily life at Gruene Pointe than they might at a community with much larger apartments. They effectively provide residents with additional places to work, exercise, relax, or socialize outside their private studio.

Residents who expect to rely heavily on a particular amenity should confirm access arrangements and current operating conditions during their property tour.
